Filling out Sales Contract
|

|
- Line 5 - Print the closing costs the buyer is asking HUD to pay (up to five percent of the purchase price.)
- Line 6 - Print sales commission (up to six percent of purchase price). Commission bonuses, when applicable, will NOT be included on this line.
- Line 7 - Subtract lines 4, 5 and 6 from Line 3. This is the net to HUD. Bids are awarded based on this amount.
- Line 8 - Check the correct box.
- Line 9 - Print "60" on this line.
- Line 10 - HUD may consider your offer as a back-up only if the first contract is cancelled within thirty days of acceptance. Neither HUD nor the purchaser is obligated to accept a back-up offer..
- Line 11 - Check the first box if the house was built prior to 1978. Check the third box since the Purchaser's Rights addendum is always required. Click here to learn about addenda required with each contract.
- Line 12 - All buyers must initial the first blank.
Certification of Purchaser
- Include these five items:
- Printed names of each buyer from Line One.
- Each buyer's social security number.
- Each buyer's signature.
- One buyer's current address and phone number.
- Date signed by buyers.
* * * Have all buyers read and understood the back of the contract? Have they read and understood all addenda? Have they seen the repair sheet?
Certification of Broker
- Include these five items:
- Clearly print the broker's name and address.
- This address will appear in the window envelope when a copy of the signed contract is mailed to the broker, so make sure it goes through all copies.
- Broker's Social Security or Tax ID number.
- The SAMS NAID is the HUD Broker ID number assigned to the broker at certification. Include dashes if applicable.
- Broker's signature is required.
- Print the broker's phone number. Print the agent's name and a different number in the next line.
